 Back to School 2023!

Teachers, students, and staff have returned to school this week. Another school year means new opportunities.

This is usually the time of the year when people begin to ask me what to expect for our Fall market. It’s never too early to start planning if you are thinking of making a move.

I am always available if you have any questions about the real estate market, so please do not hesitate to reach out to me with a call, text, or email.

See you soon,

Joujou

Did you know?

  • AUGUST is a great time to reflect on the spiritual aspects of life, including gratitude and self-improvement.

  • August is also a good time for starting new projects. It is believed that starting something new will bring good luck and bright fortune.

  • August 13 National Prosecco Day

  • August 18 National Fajita Day

  • August 28 National Red Wine Day

  • Only 7 of the US’s 200 largest housing markets are back to pre-pandemic levels: Killeen-Temple, Texas; Lubbock, Texas; Kennewick-Richland, Wash.; Waco, Texas; Austin-Round Rock-Georgetown, Texas; Huntsville, Ala.; and Beaumont-Port Arthur, Texas. (Fortune)

  • The MICROgrid? A microgrid is a network of buildings that essentially acts as a miniature power grid. It can operate outside of the larger municipal electrical system by ensuring backup power for the entire development, which can be produced by a solar array system and stored in a battery. Over 400 housing developments around the US are doing this already, mostly solar-powered, bringing the costs of utilities down for owners with systems that are not reliant on the big grids.

  • Expect more office space troubles as WeWork – a huge office tenant around the US and globally – announced significant challenges ahead as it now competes with much more affordable office space options and people cancelling memberships….maybe an indicator of a slowing economy too? (WSJ)

  • Two pools? Yup, several new large condo’s are installing two pools in their amenity spaces to end the war between the adult swimmers and kids who seek a very different temperature while splashing around. (Bloomberg)

  • More than 10,000 people in the U.S. turn 65 every day,….. and that number will peak at about 12,000 in the summer of 2024. 39% of home buyers are baby boomers – half of them all cash buyers – while only 28% were millennials. The median age of a typical repeat home buyer is 59 years old….in 1981, they were 36 years old! In 2019, 2.6 million Americans 50 or older died, with 1.6 million of those being homeowners. (Marketwatch)

  • Vincent Chiara’s Groupe Mache has spent $750 million on office buildings in Canada, where he says in many cases the land alone was worth more than the sale price. His plan is to update the buildings and boost occupancy rates but if that doesn’t pan out, he’s OK with tearing them down to create apartments. (CNBC)
